With technology at your fingertips you may have the urge to start your research for your home value online with an automated comparative market analysis (CMA), I highly suggest to achieve the best price point to consider a customized assessment. These automated formulas can’t accurately calculate details such as location, views, landscaping, and custom details. 

Here on the Big Island, most of us are familiar with the famous Ali’i Drive in the heart of Kailua-Kona. A programmed formula may calculate a home located right on the ocean with direct access to the beach to be the same price value as a home on the opposite side of the street with no ocean view. This is where having a customized assessment to differentiate the location and views to give you the most accurate price point for your property.

While taking the property’s CMA into account, I also visit the property, compare recent sales & active listings in the area, and include key features that add value to the property. Being able to physically see the property as well as researching other properties in the area gives you the most accurate price point.

My approach when listing a property is to evaluate the property not only from a sellers point but also a potential buyer point of view.

Some key factors to consider are; Is the property oceanfront or up on the hill with ocean views? Is it conveniently located near community services or remote & private? Is it located in a private community or resort? This may have an impact on a fair asking price.
