Nana Kai is not part of Waikoloa Village Association and will have its own HOA to cover community landscaping expenses and the construction of multiple clubhouses and swimming pools.

There will be five distinct floor plans, ranging from 2,032 to 3,397 square feet (not including outdoor lanai space). The smallest model includes 3 bedrooms and 2.5 bathrooms, while the largest offers 5 bedrooms and 3.5 bathrooms. Both single-story and two-story options will be available.

Nana Kai and their developers have proposed an extensive landscaping plan that will transform parts of Paniolo Drive to mirror the lush, tree-lined aesthetics of nearby Mauna Lani and Waikoloa Beach resorts. Both sides of Paniolo Avenue will be lined with monkeypod trees, creating a scenic buffer from the skatepark to the new tree-filled community. Monkeypod trees will also be planted from just below Kamakoa Drive up along Paniolo Drive, leading to the community’s main entrance. Additional Kiawe trees will line Paniolo Drive, offering further natural screening between the new homes and the avenue.

At the main entrance, banyan and plumeria trees will welcome residents, surrounded by an array of plants, flowers, and shrubs. Within the community, roads will be shaded by Kou trees and Golden Shower trees, enhancing the streetscape with beauty and shade.

Inside the Nana Kai community, you’ll find features that set it apart from typical Waikoloa Village. Instead of conventional concrete or asphalt, homes will have “turf block” driveways—a blend of grass and stone pavers similar to those found along the golf course homes in Waikoloa’s Ainamalu. Street parking will be available in grassy areas beside the road, surrounded by vibrant flowers, shrubs, and lush greenery.

Walkways will be enhanced with decorative portals and trellises, blending beautifully with the landscape. Along with an existing multi-use path, plans include creating hiking trails through open spaces, complete with scenic viewing platforms.

The Nana Kai HOA fees will cover the upkeep of landscaping throughout the community, including front yard maintenance for each home.

Development Updates

At Nana Kai, workers are putting on the roofs to their first 5 model homes which also includes a home with a one-car garage and one-car carport which they plan to position as affordable as defined by county standards. Those homes, integrated into the community, will be for those earning 100%-120% AMI. In their first phase of 278 homes, 33 will be of this “affordable” type— roughly 11% of what’s built will meet legal county affordable standards.
